Ocean Terrace Miami Beach recorded more than $200 million in sales before its official public launch — a data point that reflects both the scarcity of the product and the depth of demand for ultra-luxury oceanfront inventory in North Beach.

The 52 private condominium residences in the residential tower range from 2,900 to over 7,000 square feet, with three- to five-bedroom configurations. Three-bedroom residences start at $9.45 million. Four-bedroom homes range from $10.3 million into the mid-$16 million range. The penthouse is priced at $64 million. Ceiling heights run from 10 to 11 feet, with terraces up to 13 feet deep across every unit.

The resort tower offers an additional 24 fully furnished residences — a separate product type for buyers who want RAMSA-designed interiors delivered turnkey, with the option to participate in the hotel program.

At 52 units across a 20-story tower on 350 feet of direct Atlantic shoreline, the supply constraint is structural. Ocean Terrace is the only new development of this format currently planned for North Beach, with a 2029 completion target.
